9to5Mac reported that Apple has leased a large office building in Sunnyvale, California, continuing a recent expansion of its real estate holdings and leases in the South Bay. The site is a roughly 125,800-square-foot building at 580 North Mary Avenue. 9to5Mac attributed the discovery to The Mercury News, via AppleInsider, and described it as Apple’s first major reported real estate move in the area in 2026.

The new lease follows what 9to5Mac characterized as an intense 2025 property push by Apple across the Bay Area’s South Bay. According to the report, Apple spent more than $1 billion last year on local expansion, including the Cupertino Gateway complex for $166.9 million, the Mathilda Commons campus in Sunnyvale for $350 million, the adjacent Mathilda Campus for $365 million, and two buildings on Stevens Creek Boulevard in Cupertino for $216 million. Together, those deals reportedly added more than 1.5 million square feet of office and lab space.

The report also placed Apple’s lease within a broader rebound in South Bay office activity. Citing Colliers figures carried by The Mercury News, 9to5Mac noted that the area’s office vacancy rate was 14.1% in the second quarter of 2026, down from 14.8% in the fourth quarter of 2025 and 16.2% a year earlier. Colliers defined the market as Santa Clara County and Fremont.

9to5Mac added that Amazon has also agreed to lease 316,600 square feet at 1000 Enterprise Way in Sunnyvale. The activity matters because major technology tenants can significantly affect office demand, local commercial real estate values, and employment-centered development patterns in Silicon Valley.
